After performing an existing conditions study at this Back Bay condominium complex, Menders, Torrey & Spencer was hired to complete a full envelope study and document the entire building exterior. The firm worked with Consigli Construction to complete a comprehensive exterior envelope survey that focused on existing window assemblies, masonry and metal wall panel conditions, and metal roof systems. All 331 window openings, veneer wall construction systems and mansard roof components were catalogued and compiled into a detailed conditions report.

Recommendations for remediation were approved by the condominium board and a program of full window replacement and selective envelope component repair was undertaken. With Consigli Construction as construction manager, MTS administered a budget of $4.2 million for the installation of new windows, envelope improvements, and new metal roof assemblies.
