In collaboration with Consigli Construction, Inc., Menders, Torrey & Spencer surveyed the exterior condition of this adaptively reused, 19th century brick school building in Charlestown that now serves as senior housing. After investigating the building envelope from ground observation and a lift, MTS prepared a phased approach to addressing deficiencies in the exterior shell. The initial phase of work described crucial remedial work at the building’s century-old gutters and downspouts, roof flashing, carved wood cornice and top belt of brick masonry. Additional phasing will restore integrity to the window-opening interface, repair failed connections at in-fill aluminum panels, and continue repairs to exterior masonry and roof run-off assemblies.
